When buying an apartment, the purchase price is not the only long term cost. Heating supply can bind buyers for years, especially where district heating or heating contracting exists in an owners association.

District heating and central heat supply are not automatically negative. What matters is whether term, base charges, consumption charges, price changes and responsibilities are documented.

The energy certificate gives technical indicators, but it does not replace review of the heat supply contract, statements and internal cost allocation.

Heat supply contract and district heating as a binding term

With district heating or contracting, the owners association or the individual owner receives heat from a supplier. The contract may contain base charges, work charges, indexation and minimum terms.

Buyers should clarify who is bound and how costs are charged by the property manager.

Base charges, consumption charges and statements

Heating costs often combine fixed base charges and variable consumption charges. Low consumption during a viewing says little if base charges are high.

Request the last statements, current prepayments and information on cost allocation. In apartment ownership the allocation key matters.

The logic is similar to reserves and operating costs, but heating remains a separate cost block.

The concrete assessment depends on the property, documents and draft contract.

Careful with long term binding: District heating or heating contracting can be reasonable. It becomes problematic if term, cost formula or responsibility appears only after signing.

How the contract should reflect heating risk

The purchase contract can state which documents were provided, whether costs are open and which assurances the seller gives.

Where later charges are unclear, a retention or property manager confirmation can be sensible. Owned systems are different, as shown in photovoltaic system and heat pump.

From a lawyer perspective, purchase price maturity and escrow release should be final only when the main cost information is available.
